Last week I listed my first short sale.  Although, I have represented a number of Buyers in the short sale process, I have never listed a property.  A short sale is when the Seller is unable to pay their mortgage and is trying to find a Buyer, to avoid a Foreclosure.  The Agent and the Seller decide on a listing price, based on the fair market value in their area at the present time.  This usually is substantially lower than what they owe on the property.  I hooked up with a top negotiater who has colisted this property with me.  Her success ratio in closing short sales is 98%. Wow!  That is amazing.  So, now I have decided to go for the short sale listings.  This is a way to help people out of a difficult situation as well as expand my real estate business.
